Procedure for Renting a Property in Japan

  1. Property Search Inform the real estate agency of your desired area and conditions to receive recommendations for suitable properties.
  1. Application for Property Apply for the desired property. The application needs to be submitted from the real estate agency to the property management company. Required documents include:
      • Residence Card
      • Passport
      • Certificate of employment (such as employee ID or job offer letter)
      • Emergency contact (a person residing in Japan who can be contacted in case of emergency)
      • Home country contact (contact information of family members in your home country)
      Note: Required information and documents may vary depending on the property. Please confirm the details with the real estate agency staff.
  1. Guarantor Company Screening A guarantor company designated by the property management or owner conducts a screening of the applicant's credit information and income. The screening process takes about 2 days to 1 week.
  1. Owner's Screening The property owner verifies and screens the applicant's information.
    1. ※Without passing the screenings in steps 3 and 4, it is not possible to proceed with the contract.
  1. Signing of Contract Upon passing the screenings, the applicant signs the contract with the property owner. During the contract signing, the real estate agency provides important information (detailed property description). Review the contract terms and payment conditions, and sign the contract.
  1. Confirmation of Move-In Date After completing the contract, the move-in date is confirmed. The move-in date is determined by mutual agreement between the applicant and the property management or owner.
  1. Key Handover The applicant receives the keys from the property management company before or on the move-in date.
  1. Moving On the move-in date, the applicant moves into the property. Make arrangements for moving services and utilities in advance.
 
 

New Life Preparation Checklist

  1. Utility Setup
      • Water: Contact the water utility to arrange for water service at the new address.
      • Electricity: Contact the electricity provider to arrange for electricity service at the new address.
      • Gas: Contact the gas company to arrange for gas service at the new address. Note: Procedures may vary for city gas and propane gas. Propane gas may require a deposit.
      Contact information for procedures is specified in the rental agreement. If you are unsure, please check with the staff at your real estate company.
       
  1. Wi-Fi Setup
    1. If you currently have Wi-Fi service at your current residence, check with the provider if the service can be transferred to the new address. If not, terminate the service and find a new provider.
       
  1. Appliance Preparation
    1. Most rental properties in Japan do not come with furniture or appliances. Purchase or rent appliances such as a refrigerator, washing machine, and television. Additionally, some properties may not include lighting fixtures or gas stoves, so prepare accordingly based on the amenities provided.
      The lighting equipment and gas stoves that can be used vary depending on the room. Before you move, check the products that are compatible with your room.
